Sealants and mastics for window and door installation

Every glazing job ends at the seal. Get it wrong and the callback costs more than the cartridge did. This range covers the three jobs an installer actually needs to do on site: weatherproof a frame perimeter, bond something that will not take a mechanical fixing, and fill a joint that has to be painted afterwards.

How to choose the right sealant

  • Perimeter sealing around frames. A low-modulus neutral-cure silicone. It absorbs the thermal expansion and contraction a frame goes through across the year without cracking or pulling away, and neutral cure will not stain PVC-U or corrode coated aluminium. Match the colour to the frame finish.
  • Glazing seals, glass to frame. A glazing-grade silicone with high UV resistance and good adhesion to glass. Neutral cure is essential here — acetoxy can attack the edge seal on a sealed unit.
  • Internal trims and sills. A standard neutral cure in white or clear gives a clean finish. Low-odour formulas are preferable in occupied buildings.
  • Wet areas, bathrooms and kitchens. A sanitary-grade silicone with a built-in fungicide, such as the Biokil Crown Sanitary Silicone. A general-purpose tube will discolour and lift.
  • Joints that get painted. Silicone repels paint. Use an acrylic such as EVERFLEX 175, or a paintable hybrid.
  • Bonding without mechanical fixings. A hybrid like STIXALL. High initial grab, bonds to damp masonry and metal, usually no primer needed.
  • Fire-rated joints. A dedicated intumescent product such as Fire Mate — never a standard silicone.

Tool the joint within about five minutes of application — silicone skins over quickly and cannot be smoothed once set. Cut the nozzle at 45 degrees and only slightly wider than the gap, so you push sealant into the joint rather than laying it on top. And check the date stamp: sealant has a 12 to 18 month shelf life and expired stock may never fully cure.

Frequently Asked Questions

What is the difference between acetoxy and neutral cure silicone?

Acetoxy silicone smells of vinegar as it cures and releases acetic acid. It grips well on glass and ceramic but can corrode some metals and stain natural stone. Neutral cure is slower but safe on uPVC, aluminium, wood and stone, which is why it is the standard choice for glazing.

Can I paint over silicone sealant?

No. Paint will not adhere to cured silicone and will flake off. If the joint has to be painted, use an acrylic sealant such as EVERFLEX 175, or a paintable hybrid.

What does low modulus mean?

Low modulus sealants are softer and stretch further before they tear. That matters on external frame perimeters, where the joint moves as temperatures change. High modulus sealants are stiffer and better suited to small internal joints that need to resist impact.

How long does silicone take to cure?

Most silicones are tack-free within 10 to 20 minutes but cure at roughly 2 to 3mm per 24 hours through the depth of the bead. Leave it at least 24 hours before exposing it to water or movement, and longer in cold or very dry conditions.

Can I apply new silicone over old silicone?

No. Silicone does not bond to cured silicone. Remove the old bead completely with a blade or a chemical remover, clean the joint with isopropyl alcohol, and let it dry before applying a new bead.
